• Is our Association required to hire a licensed Community Associatiom Manager?

  Associations have the option to self-manage through their Board of Directors. However, if someone provides condo management services and receives compensation for those services, a Community Association Management license may be required.

• May the Association pay a Director for his services as a Board Member?

  Unless otherwise provided in the bylaws, the directors will serve without compensation.

• Can the Board contract Condo Concepts without the unit owners voting?

  Yes. My duties are determined by an Agreement with the Board. Even though I proceed as instructed by the Board, it is always important to consider the views of all members of the Association.

• What is the charge for your services?

  The monthly fee varies depending upon the size of the community and needs of the Association. The "All Inclusive" fee allows for accurate budgeting of management cost.

• Is there a fee to supervise special assessment projects?

  No. The supervision of special projects and collecting special assessments are included in my duties.

• What is your authority as Manager?

  I have no authority except as givin by the Board of Directors. I implement the policy decisions made by the Board.

• Can you conduct Board meetings?

  Yes. If the Board instructs me to be the chairman of a meeting, I will do so.

• Does our Secretary have to take minutes at the Board meetings?

  No. I attend duly called meetings and write the minutes for timely distribution to owners.

• How often do you reconcile the finances?

  Monthly financial reports include a Balance Sheet and Income/Expense Statement. The Annual Financial Statement is a compilation of the previous year's accounting. It includes a Balance Sheet, Cash Flow Statement Income & Expenses and Change in Funds Statement.

• How often are you on property?

  At least twice a week and more often if needed

• What is the cost to develop and make a website/web application for the associations?

  At no extra charge, we have developed password protected access to documents, minutes, insurance and much more.Extra features could be added and/or changed as the Board Assocation's needs change over time.

• How do you collect delinquent payments, how are rule violations enforced, and how do you enforce violations?

  Collection of past due amounts is done in accordance with the policy of the Board. The Board may send late notification place a lien and eventually foreclose on the delinquent unit. Enforcement is done in accordance with the policy of the Board. With proper notifications, violators may be fined $100 per day of violation, maximum of $1,000 fine.

• Do you establish the operating and reseve budgets?

  I collect financial information from past years budgets and information known about the future to assist the Board in preparing preliminary operating and reserve budgets.

• Do you rent the units?

  No. however a link to the Member's rental agent can be put in the association's web landing page.
